Work on Marquette’s Twin Bluffs Subdivision is moving forward. The city council, at a Nov. 5 special meeting, approved an $821,016.74 bid from Bacon Concrete of Postville to complete infrastructure for the long anticipated housing project.

 

The new residential subdivision would be constructed between the city shop/police station and Gencor. Proposed work will include site excavation/grading and construction/installation of streets, sanitary sewer, water main, storm sewer and stormwater management.

 

Construction of the infrastructure was slated to come in just over $1 million, according to Bart Nies from Delta 3 Engineering.

 

“You’re about $250,000 below the estimate, which is approximately 23.5 percent below,” Nies told the council. “That’s excellent for you guys.”

 

The city of Marquette is financing the infrastructure, in hopes of making the site more appealing for a potential developer to construct housing.

 

City manager Bonnie Basemann said work will be funded with TIF financing, according to the approved and updated Marquette Urban Renewal Plan.

 

Although the location of the road—named Progressive Drive—has been set, the layout for housing can be decided by the developer, Basemann said. The city is currently seeking and speaking with potential developers to build units. The goal has long been to provide housing for older adults.

 

“Marquette Council and housing committee would like to see zero entry duplex- type structures,” Basemann said.

 

Construction of the infrastructure could begin as early as this week. It should be substantially complete by August 2025, said Basemann.

 

Council member Dave Schneider called the bid approval a big step for Marquette.

 

“This is something we’ve been working on for a lot of years. We’re headed in the right direction,” he said.
