Monona Council approves C-1 zoning classification for Casey’s General Store

At its June 6 regular meeting, the Monona Council approved and adopted an ordinance designating the zoning classification of the property for a Casey’s General Store as C-1 commercial.

The 1.4-acre property, located adjacent to South Main Street/Falcon Drive, next to Birdnow Chevrolet, was recently annexed into the city, following approval by the Iowa Secretary of State’s Office.

Casey’s voluntarily requested that the city annex the property, which was purchased from Birdnow. It was zoned C-1 highway commercial in Clayton County.

Monona’s Planning and Zoning Commission recommended the property be zoned C-1, said mayor Barb Collins, because the nearby auto sales and service, retail businesses and parking situation fit the classification.

Wally Pelds, with Pelds Engineering, has been working with Casey’s on the project. He said they are addressing issues like setbacks and stormwater detention.

The council unanimously approved the ordinance, as well as its first reading, then waived the final two readings before adopting it.

Council vacancy

No one has yet expressed interest in filling the council seat left vacant in April when Jason Schubert resigned. Left with the options of holding a special election to fill the seat or wait to fill it at the November general election, the council opted to wait until November. If a resident comes forward in the next few months, they could be appointed, then run for election in November.

Hotel feasibility study

Collins said Monona was approached by Cobblestone Inn and Suites to see if the city would be interested in doing a hotel feasibility study.

“The one in Marquette is doing well, and the Prairie [motels] are full. They think it could do well,” Collins said. “They have others in small towns.”

The council agreed it would like to gather more information, including the hard costs of a potential feasibility study, before considering the idea.
